Royal Leamington Spa, usually just Leamington, lies on the River Leam about two and a half miles east of Warwick and nine and a half miles south of Coventry. It had 50,923 residents at the 2021 census and forms one built-up area with Warwick, Whitnash and Cubbington.

It began as a small village called Leamington Priors, a farm on the River Leam, recorded in Domesday as Lamintone. For about 400 years it belonged to Kenilworth Priory, which gave it the second half of its old name.

Everything changed when William Abbotts and Benjamin Satchwell rediscovered its spa waters in 1784. Invalids were arriving by 1786 and in the nineteenth century Leamington became one of the fastest-growing towns in England. Its Regency architecture is at its finest around the Parade, Clarendon Square and Lansdowne Circus, with Jephson Gardens and the Royal Pump Room Gardens among its parks.

The town now earns its living from shops and from digital and games businesses, hence the nickname Silicon Spa. In 2023 The Sunday Times named it the best place to live in the Midlands.

Humber Hub is about 9 miles by road from Leamington, Stoke Lodge and Stoke House about 10 miles and Sullivan Heights about 12 miles. For a team working between Coventry and Leamington, a whole house with parking and fast Wi-Fi is often simpler than several hotel rooms.
