Pickford Interchange is a 645,000 sq ft employment park being built beside the A45 at Eastern Green, on Coventry's western edge, as part of a new urban extension.
Pickford Interchange is a 52-acre employment scheme on Coventry's western edge, with planning for 645,000 sq ft of industrial, logistics, manufacturing and research space. Royal London Asset Management Property is funding it and Graftongate is the development manager. Construction began in October 2025 with GMI as main contractor.
The first phase, backed by a £48 million investment, is nine units totalling 350,000 sq ft, which the developer programmed for completion in mid-2026. Units range from 8,266 sq ft to 121,223 sq ft for the mid-box market and the scheme is targeting BREEAM Outstanding. The developer's stated aim is up to 1,665 jobs and £150 million a year for the local economy.
It sits inside Eastern Green, a 435-acre urban extension the council has programmed between 2019 and 2039. Alongside 37 acres of employment land it is planned to hold at least 2,250 homes, a new major district centre, a primary school and a new junction on the A45, which forms its northern boundary. David Wilson Homes has a development there, Pickford Gate, off Henry Bostock Road.
The developer sells the location first: direct access from the A45 to the M42, M6, M45 and M40, with HS2, Birmingham Airport and the NEC within close reach and trains from Coventry station reaching London in under an hour.
