The project

About Spon End development site

The Spon End development site lies between Upper Spon Street, Butts Road, Meadow Street, Sherbourne Street and Windsor Street, just west of Coventry city centre. A hybrid planning application made in 2025 covers it in three areas.

Area 1 has full permission for 257 homes, all of them affordable, with about 977 square metres of commercial space and engineering and enhancement works to the River Sherbourne. Area 2 is in outline for up to 462 homes, a quarter of them affordable. Area 3 covers 27 homes inside the Spon End Conservation Area.

In total that is around 750 new homes. Work on the conditions began in 2026, with a decision on the archaeology and Secured by Design details in July 2026.

A scheme on this scale, partly in a conservation area and beside a river, keeps demolition teams, groundworkers, river engineers and housebuilders working in Spon End for years.

Stoke Lodge and Stoke House are about 3 miles by road from Spon End, Humber Hub about 3 miles and Sullivan Heights about 3 miles. Every house has free parking and a full kitchen.
