Accommodation near City Centre South

City Centre South is a £450 million scheme to rebuild the southern part of Coventry city centre, described by the West Midlands Combined Authority as the largest and most ambitious regeneration the city has seen in decades. The combined authority is investing £110 million.

It is being delivered by the housebuilder The Hill Group in partnership with Shearer Property Group, through the development company Shearer Property Regen. Demolition started on 19 June 2025 with the former Argos building in City Arcade and the Barracks multi-storey car park, clearing the way for construction.

By October 2026 demolition and groundworks were finished and the first tower was rising. That first building will hold 200 affordable homes for Legal & General, 145 for social rent and 55 for shared ownership. A Skills Centre has also opened on site to bring local people into construction careers.

When complete the scheme is planned to provide up to 1,575 homes, from studios to three-bedroom flats. The first phase alone covers 991 homes, of which 200 are affordable, along with 8,000 square metres of commercial space and 17,000 square metres of public open space.

The wider scheme is designed by the architects Allies and Morrison. The first phase homes are planned across four buildings of five to 19 storeys, with solar panels, green roofs and a connection to a district heating system. Public art will include full-size replicas of William Mitchell's History of Coventry murals, keeping a piece of the city's post-war heritage.

Stoke Lodge and Stoke House are about 2 miles by road from the city centre, Humber Hub about 2 miles and Sullivan Heights about 3 miles. For site teams and consultants working on the scheme, a whole house with parking and a kitchen is a practical alternative to city-centre hotel rooms.
