About Kings Hill, Finham
Kings Hill is a housing allocation in Warwick District on farmland between Coventry and Kenilworth, south of Finham. Warwick District Council expects it to deliver up to 4,000 new homes by 2050, with the infrastructure to go with them, schools included.
In February 2026 the council published a draft masterplan and design code for the allocation and asked the public for views, with the consultation open until 27 March 2026. A masterplan and design code is the document that guides how each phase is laid out and built.
Coventry City Council's planning register shows applications in 2025 and 2026 for land at St Martins Road, Howes Lane, Kings Hill Lane and Green Lane in Finham, on the Coventry side of the allocation.
A scheme of this size runs for years. It brings engineers, surveyors, highways contractors and housebuilders' site teams to Finham long before the first residents arrive.
