The site was planned as Coventry Gateway. The programme targets advanced manufacturing, electric vehicles and battery technology.

SEGRO places the park about 3 miles south of the city centre, near Coventry Airport and the Middlemarch Industrial Estate, with direct buses and the M6, M69, M45 and M40 all within reach. It puts the working population around the park at 544,000, with 41,700 people in logistics.

Humber Hub is about 4 miles by road from the park, Stoke Lodge and Stoke House about 5 miles and Sullivan Heights about 6 miles. Humber Hub has four en-suite bedrooms and free off-road parking for vans, while Stoke Lodge and Stoke House sleep nine each for a larger fit-out or commissioning crew.
