The project

About Elm Fields Farm, Wigston Road

Elm Fields Farm covers about 5.87 hectares on Wigston Road, roughly 5km north-east of Coventry city centre. The city's Local Plan allocates it, as site H2:11, for around 150 homes, with the homes planned on the northern part of the land where the farm stands. The council itself promoted the scheme.

An earlier outline permission from October 2016, for up to 150 homes, was never built. The council then consulted on a new outline scheme for up to 156 homes, a quarter of them affordable, with the farm buildings to be demolished. It ran a public survey on that outline plan before applying. Its plan suggested one and two-bedroom flats alongside one, two and three-bedroom houses, with six of the homes extending Norman Avenue to the south of the site.

Detailed approval for 150 homes followed in December 2022. The council's register shows a landscaping amendment approved in June 2026, so the scheme is still active.

Wigston Road sits on the north-eastern edge of the city. Groundworkers, bricklayers, roofers and landscapers on a 150-home build are usually there for the long haul. Many of them have travelled a long way from home to work there.

Sullivan Heights is about 2 miles by road from the site, Stoke Lodge and Stoke House about 3 miles and Humber Hub about 4 miles. Sullivan Heights, on the north side of the city, is the closest of the four.
