Spon End
The Spon End development site runs between Upper Spon Street, Butts Road, Meadow Street, Sherbourne Street and Windsor Street. Its 2025 permission covers three areas: 257 affordable homes with full permission, up to 462 more in outline and 27 homes in the Spon End Conservation Area. The outline area would clear a group of existing blocks and The Hampton pub to make room.
The River Sherbourne
The first area includes engineering and enhancement works to the River Sherbourne, with more river works in the third. About 977 square metres of commercial space is planned too.
Abbotts Park
On Abbotts Lane, Complex Development Projects bought former National Grid land that has been empty since 2012. The council's record lists up to 700 apartments, 700 square metres of commercial space and a linear park, with parking hidden under the buildings so that the park can run through the middle of the site.
What happens next
Both sites were working through their conditions in 2026. A decision on Spon End's archaeology and Secured by Design details came in July 2026; Abbotts Lane saw amendments and condition approvals between October 2025 and July 2026.
From the houses
Stoke Lodge and Stoke House are about 3 miles by road from Spon End and about 2 miles from Abbotts Lane.
