The Spires
On a former golf course beside the Sphinx Club, Countryside Partnerships and Platform Housing Group are building up to 196 affordable homes, permitted on appeal in December 2022. Platform markets two and three-bedroom homes there through Shared Ownership. Housing Today put the mix at 137 homes for shared ownership, 36 for affordable rent and 23 for social rent.
The Watchmakers
Off Isadora Lea, Barratt Homes is selling The Watchmakers. Its October 2026 release includes the three-bedroom Kingsville and Moresby, with two show homes open.
Allard Way
On the southern fringe of the city, Taylor Wimpey's Allard Way brochure describes up to 125 homes of one to four bedrooms, a quarter of them affordable, set around green space.
Whitley Pumping Station
On London Road, the derelict 1893 pumping station and its lodge sit on the Coventry Society's buildings at risk list. Homes England bought the site in 2018. Its permission allows up to 195 homes, with the lodge converted to a house and the pump house to four flats.
What it means for a stay
Building traffic comes and goes with each phase, but the homes themselves are the point: new neighbours and more families visiting the area. From Stoke Lodge and Stoke House, The Spires is under a mile by road and The Watchmakers about a mile.
