City Centre South
The biggest scheme is City Centre South, a £450 million rebuild of the southern city centre with £110 million from the West Midlands Combined Authority. Demolition began on 19 June 2025. Up to 1,575 homes are planned, 991 of them in the first phase, with new shops and 17,000 square metres of public space. The Hill Group is delivering it with Shearer Property Group.
Friargate
Around the railway station, Friargate is a business district of about 37 acres planned to hold 25 buildings, including fourteen Grade A offices and two hotels. One Friargate houses the city council, the Financial Ombudsman Service, Ofqual and Homes England. A 100-room Hotel Indigo opened in early 2024.
Batteries at Baginton
South of the city, the UK Battery Industrialisation Centre is the country's national battery development facility, with more than £60 million of equipment. Next to it, the former Coventry Airport closed in June 2026 and is being redeveloped as Greenpower Park, a joint venture between the council and Rigby Group with a stated aim of a £2.5 billion battery and clean energy centre.
Rail: Very Light Rail and HS2
In the city centre, an 800-metre Very Light Rail route from the station to Coventry University Technology Park is being built by Colas Rail UK, due by summer 2027. To the south-west, HS2 has completed the structure of the 700-metre Burton Green tunnel and is building a viaduct at Balsall Common.
Where the work is
Most of these sites sit within a few miles of our four houses in Stoke. Humber Hub is about 8 minutes by car from the city centre and Friargate and about 3 miles by road from the gigafactory site. Each project has its own page with distances from every home.
