What an Investment Zone is
The West Midlands Investment Zone was launched in 2024 with government backing. Firms on qualifying sites can claim business rates relief, enhanced capital allowances and stamp duty land tax relief. The programme targets advanced manufacturing, electric vehicles and battery technology.
SEGRO Park Coventry
SEGRO Park Coventry, at Whitley South where the A45 meets the A46, is one of three flagship sites. Seventy-three of its acres sit in the Coventry and Warwick Investment Zone. SEGRO markets up to 1.64 million sq ft of industrial and warehouse space there.
The bigger picture
The site was planned as Coventry Gateway. The council's record describes 215 acres with permission for 3.7 million sq ft of space and a new 235-acre community park. It lists JLR, the UK Battery Industrialisation Centre, Sytner Group, Parcelforce and Kuehne + Nagel among the occupiers nearby.
Who it brings
SEGRO puts the working population around the park at 544,000, with 41,700 people in logistics. New occupiers bring fit-out contractors, engineers and commissioning teams long before their own staff arrive.
From the houses
Humber Hub is about 4 miles by road from SEGRO Park. JLR's Whitley headquarters is about 2 miles from the same house.
