The headline numbers
The Office for National Statistics put the average house price in Coventry at £228,000 in July 2026. That is a provisional figure, 3.7% higher than the revised £220,000 a year earlier. It is a faster rise than the 1.5% recorded across the West Midlands over the same twelve months.
For comparison, the West Midlands average was £251,000 in July 2026 and the UK average £273,000. Coventry therefore sits below both, while its prices are climbing more quickly than the region's.
Prices by type of home
The averages for each kind of property in July 2026 were £411,000 for a detached house, £269,000 for a semi-detached, £211,000 for a terrace and £130,000 for a flat or maisonette.
Semi-detached homes saw the strongest growth, up 4.4% on the year, while the average price of a flat stayed about the same. The pattern is worth knowing if you are weighing a family house against a city-centre apartment.
What renting costs
Private rents averaged £1,020 a month in Coventry in August 2026, up 2.4% from £996 a year before. That increase was well below the West Midlands, where rents rose 4.9% to an average of £982. Across the UK the average rent was £1,400.
By size, a one-bedroom home averaged £759 a month, two bedrooms £913, three bedrooms £1,066 and four or more £1,453. By type, flats and maisonettes averaged £853, terraces £1,041, semi-detached homes £1,075 and detached houses £1,234.
First-time buyers and movers
First-time buyers paid an average of £207,000 in July 2026, up from £199,000. Home-movers paid £268,000, compared with £259,000 a year earlier. Buyers using a mortgage paid £229,000 on average and cash buyers £223,000.
How to read the figures
The ONS warns that local figures rest on far fewer sales than its national estimates, so short-term movements can swing. It advises looking at trends over a year or longer. All of its house price data is provisional and revised as late sales are registered, so a figure quoted today may shift slightly in a later release.
